Florence’s historic center is compact, so the best base is usually the one that puts your first morning and last evening where you want them. Santa Maria Novella (SMN) is the practical rail and airport-tram arrival area; the Duomo and San Lorenzo sit in the landmark-and-market core; Santa Croce and Sant’Ambrogio give you a more eastern starting point; and the Oltrarno puts you south of the Arno near Santo Spirito, Pitti and artisan streets. Most central days can be planned on foot, but bridges, cobbles, crowds and the exact address still matter. Check the hotel’s entrance and your route from the actual station stop before booking.
Choose your base
- Santa Maria Novella: A practical first choice if you arrive by train, take day trips by rail or want the simplest airport-tram approach. The area spans a large station forecourt, the basilica and streets extending toward San Lorenzo and the historic core. Station-adjacent addresses reduce the luggage walk, while hotels farther west or south of the tracks can have a different route. The station district has busy vehicle and passenger flows; check room orientation and late-night noise with the hotel.
- Duomo and San Lorenzo: Choose this zone to start near the Cathedral complex, Piazza della Repubblica, the Medici Chapels and the San Lorenzo market. The Cathedral is the city’s historic center point, and San Lorenzo’s market streets add food and shopping nearby. You can reach the main central sights on foot, but expect crowds around the Cathedral and market. These streets are not all equally close to SMN; with bags, compare the hotel’s written walking route or use a taxi rather than relying on a straight-line map distance.
- Oltrarno, Santo Spirito and San Frediano: The south-bank choice for travelers who want Pitti Palace, Boboli, Santo Spirito, workshops and neighborhood streets nearby. The official city tourism guide highlights artisan activity around Santo Spirito, San Niccolò and San Frediano. Reaching the Uffizi, Duomo or station means crossing a bridge; Ponte Vecchio and other central crossings can be crowded, and a hotel farther west in San Frediano adds walking time to the major sights. Compare the exact bridge and late-evening walk for the property.
- Santa Croce: A good fit for the Basilica, Uffizi, Piazza della Signoria and eastern-central sights. It remains walkable to the Duomo and river, but sits farther from SMN than the station quarter. The precise address can put you on a lively restaurant street or a quieter side lane; ask about room orientation and evening noise. Transit is mainly useful for arrival, onward trips and saving energy, rather than necessary for every central attraction.
- Sant’Ambrogio and other quieter edges: Consider the blocks north and east of Santa Croce for the Sant’Ambrogio market, local food shops and a more residential-feeling base. FeelFlorence describes the district as lively yet away from mass-tourism flows. This is not a secluded area, and addresses vary: a hotel near the market remains walkable to central sights, while farther-out options around Campo di Marte or the hills add a bus or longer walk. For a quieter room, prioritize the specific street and window side over the neighborhood label.
Five lodging examples to compare
These operator-verified locations are examples, not rankings or endorsements. Compare matching dates and room types, full price and taxes, breakfast, cancellation terms, stairs and the room’s exact features. Hotel descriptions of nearby stops or walking times are the operators’ own guidance; recheck the route for your arrival and needs.
- Hotel Santa Maria Novella — SMN square: Piazza Santa Maria Novella 1, facing the basilica square and a short walk from the train station. Its central location is useful for an arrival-night stay and walking into the historic core; confirm which station exit best matches your luggage and booked room. Official location and address · Map: Hotel Santa Maria Novella.
- Hotel Duomo Firenze — Cathedral square: Piazza Duomo 1, directly in the landmark core. The operator describes a roughly 10-minute walk from SMN along Via Panzani and Via de’ Cerretani. That makes it a useful comparison when immediate Cathedral access matters more than a station-door arrival; check crowd exposure and the preferred luggage route. Official location and station directions · Map: Hotel Duomo Firenze.
- Hotel Palazzo Guadagni — Oltrarno / Santo Spirito: Piazza Santo Spirito 9. The operator places it in a Renaissance palazzo on Santo Spirito square, near Ponte Vecchio, Palazzo Pitti and Boboli Gardens. This is a useful south-bank comparison for a trip centered on Pitti, gardens and the Oltrarno; ask about room access, stairs and square-facing noise. Official location and contacts · Map: Hotel Palazzo Guadagni.
- Hotel Santa Croce — Santa Croce: Via dei Bentaccordi 3. Its location page lists Basilica di Santa Croce and Palazzo Vecchio about 90 metres away, the Uffizi 250 metres away, and the Duomo 650 metres away. It is a strong location example for the east side of the central sights; the operator’s station directions include a walk, bus or taxi, so plan that transfer separately. Official location, nearby sights and arrival guidance · Map: Hotel Santa Croce.
- Hotel Orcagna — Sant’Ambrogio edge: Via Orcagna 57/59, east of the busiest central lanes and close to Santa Croce and Sant’Ambrogio. The operator gives about a 25-minute walk to Piazza Duomo, so use it to compare a less central address with a neighborhood-market focus. The operator gives a bus 14 route from SMN followed by a short walk; verify the current service and final approach. Official location, address and directions · Map: Hotel Orcagna.
One, two or three days
- One day: Minimize transfer time. Choose SMN if your arrival or departure is by train or airport tram; choose Duomo/San Lorenzo or Santa Croce if the central monuments are the main event; choose the Oltrarno if Pitti and the south-bank quarter are the point of the visit. Keep the day to one side of the Arno where possible and check attraction entry times before setting the order.
- Two days: Keep one hotel. One day can cover the Duomo, San Lorenzo and the central streets; use the other for Santa Croce, the Uffizi and an Oltrarno crossing, or devote a longer block to Pitti and Boboli. Florence’s central sights are close enough that the choice between neighborhoods changes the walk and the start/end of the day more than it changes the need for transit.
- Three days: A single central base usually avoids packing and check-in overhead. A workable outline is one day for the Duomo and San Lorenzo, one for the Uffizi, Santa Croce and river crossings, and one for the Oltrarno, Pitti/Boboli or Sant’Ambrogio according to interests. If taking a regional day trip, a station-side hotel can simplify the first or last day; a central hotel remains practical if you include the walk back to SMN. Change hotels only when the next leg genuinely benefits from a different base.
Airport, trains and getting around
GEST, Florence’s tram operator, says line T2 connects Peretola Airport with central Florence in about 20 minutes. Its airport guidance places the tram stop a short walk from arrivals and departures, gives operating hours and first/last-run information, and explains that the tram has no dedicated luggage-storage area. Timetables and service can change; check the operator’s live timetable and notices for your travel date, especially for a late arrival or early flight. The downtown T2 route includes more than one stop around the SMN station area, so use the current line map and the hotel’s directions to select the best stop rather than assuming every hotel by the station is next to the same platform.
Autolinee Toscane says the Florence urban ticket is valid for 90 minutes from validation or activation and can be used on the tram and urban buses. Check current fares, purchase and validation rules with the operator before boarding. A bus can help with a longer approach or tired legs, but schedules and routes should be checked for the exact address. For the historic center, plan on foot first and use transit where it removes a meaningful uphill, luggage or distance burden.
Florence’s ZTL restricts vehicle access in parts of the center. If arriving by car, confirm parking and the legal approach with the hotel before driving toward the address; do not assume a central hotel can receive a car at its door. Station and hotel access descriptions do not certify a step-free route. Ask the operator about the full path from tram/train/taxi drop-off through reception to your specific room, including lift coverage, thresholds, bathroom layout and help with luggage.
Before you book
Compare total prices for the same dates and room type, including city taxes, breakfast and cancellation terms. Confirm exact entrance, check-in hours, luggage storage, room orientation, stairs and lift access with the hotel. For travel involving SMN, an airport tram or a day trip, check the operator’s current stop map, schedule and service alerts shortly before departure. Map distances can miss a bridge approach, crowds, restricted vehicle access or a hotel entrance on a narrow street.
