Where to Stay in Tulum & the Riviera Maya: Town, Beach, Playa or Akumal
Compare four lodging bases from Tulum Centro to Akumal, check which airport fits the address, and plan one to three full days with the right nights.

The Riviera Maya is a corridor of distinct towns and resort areas, not one walkable destination. A Tulum Centro address, a Tulum beach-zone hotel, a Playa del Carmen resort and an Akumal property create different daily routines. Choose the place you want to return to at night before comparing room categories. The Tulum & Riviera Maya first-visit guide helps shape outings around one base; the food guide can help you plan meals near those outings. These property examples are not rankings and do not establish availability for your dates.
Tulum Centro: restaurants and town services, with beach trips planned
Layla Tulum identifies itself as an adults-only boutique hotel in Tulum town, at C. Centauro Sur Lote 13 in Tulum Centro. Its official hotel site describes rooms, a rooftop pool and bar, and nearby town dining. The room page describes several room styles and a signature breakfast, while the rooftop dining page has the operator’s current menu link. This is a town-first option for adult travelers who want restaurants and services around a town address. It is not a family option: confirm the property’s adult-only policy directly, and do not assume that a hotel in town supplies a beach transfer.
For a Centro stay, map the exact hotel entrance and your likely dinner addresses. Check whether walking at the hours you expect is practical for your party, then decide which beach visits need a separate ride. Ask the property to confirm any beach-club access, shuttle, bicycle rental or airport transfer before including it in your plan. Nearby restaurants can simplify meals, but each venue’s opening arrangements and menu can change, so check the operator’s current page for the date you intend to visit.
Tulum beach zone: let the property carry more of the day
Ana y José Hotel & Beach Club places itself on Tulum Beach at Carr. Tulum–Boca Paila Km. 7, Punta Piedra. Its official hotel site describes a beach-zone property, suites and an all-inclusive option; the location and contact page gives its address and reservation contact. The room list includes a two-bedroom suite and a villa category, but the names alone do not confirm how a particular party will sleep. Ask for the exact floor plan, accepted occupancy, meal inclusions and any child-age conditions for the room and offer you are considering.
A beach-zone hotel can suit a visit where the property and nearby coast are the main plan. It can be a poor match if you intend to dine in Tulum town every night or make repeated trips north. Do not equate a Tulum address with Tulum Centro, and do not assume an advertised beach club covers every guest or every meal. Confirm the booked package, what is excluded, and the return-ride plan for any dinner away from the hotel. Compare the cost of an all-inclusive offer with a room-only stay plus the meals and rides your actual itinerary requires.
Playa del Carmen: a town-and-beach base for planned trips
Mahekal Beach Resort gives a specific Playa del Carmen address at Calle 38 between Avenida 5A and the maritime zone. Its official contact page places it in central Playa del Carmen and gives the address. Its rooms page presents room-only, half-board and all-inclusive plans; the restaurant page describes onsite dining. Compare the different plans by the meals they actually cover, not by the label alone.
The resort’s transportation page says airport transport can be added through an external provider for an additional charge, with private or shared options. Request a quote for your party, luggage, exact airport and pickup time, and confirm the cancellation and flight-delay terms with the provider. A resort can be beachfront and still have separate charges for rides, meals or activities. Ask which resort charges apply to your booking and whether the option you select includes breakfast, dinner or airport transfer.
Playa del Carmen can work if you want a town-and-beach stay and plan outings north or south on selected days. Choose a property near the specific places you want to walk to; a Playa label alone does not establish proximity to a bus terminal, restaurant or beach entrance. For outings farther along the corridor, confirm both legs of the ride before leaving and allow the day to stay focused on one main area.
Akumal: compare a smaller beach base with resort packages
Hotel Akumal Caribe identifies itself as an Akumal beachfront property. Its official rooms page describes hotel rooms, bungalows and a two-bedroom suite category; its location page situates the property in Akumal south of Playa del Carmen. The operator’s dining page describes Lol-Ha, a snack bar, pizzeria and beach bar, and provides menus and a reminder that hours can change. This is useful for comparing a named Akumal property with a large all-inclusive resort, especially if onsite food and a beach-focused stay matter.
Check whether the exact room or bungalow you are pricing includes any meals, and compare its total with nearby alternatives. If several people need separate sleeping spaces, ask the hotel to confirm the exact room configuration and accepted occupancy for your dates. Ask about dining reservations, current service, transportation beyond the property and what beach access or activities are included. Do not assume that a bay-side room has a particular view or that an activity is available simply because the destination is known for it.
If you prefer a larger package-style resort in Akumal, Bahia Principe Explore Akumal lists its address at Carretera Federal Chetumal–Benito Juárez Km. 250, Local B. Hyatt’s official property page describes it as an all-inclusive resort and shows several room and suite types. Use its current booking details to confirm which dining, activities and transfers are included in the particular offer. This resort option sits in the same broad Akumal corridor as Hotel Akumal Caribe, but offers a contrasting resort-centered format.
Choose CUN or TQO by flight and last-mile plan
Check the airport printed on your actual flight before booking the room and transfer. Cancún International Airport (CUN) and Tulum International Airport, also called Felipe Carrillo Puerto International Airport (TQO), are different airports. The Mexican government’s official gazette notice places TQO at Federal Highway 307, kilometer 201, in Ejido de Chunyaxché, Felipe Carrillo Puerto municipality; the airport name does not mean your flight lands in Tulum Centro or at your hotel.
For CUN, airport operator ASUR’s current transfer page lists ADO shuttle service, taxi providers and rental cars, and identifies the terminals where the listed operators serve passengers. This is airport-to-city or ground-transfer information, not a promise of drop-off at a particular lodging address. Confirm the current route endpoint and ticket, then price the final connection from that stop to your hotel. For a private or shared airport ride, get an exact quote from the operator or hotel for your dates, party and luggage; do not rely on an old fare or assume the airport’s listed options include your property’s shuttle.
For TQO, do not assume a bus, train, hotel shuttle or taxi is available for the itinerary you need. Before choosing a TQO flight, contact your exact hotel and ask for a named provider, pickup location, party-and-luggage quote, payment terms and flight-delay policy. Confirm the reverse trip to the same airport for departure. If the property cannot confirm a transfer you can use, compare the flight savings with the cost and practicality of arranging another licensed provider yourself. Do not book a tight connection based on an assumed station link or airport shuttle.
Compare the whole bill and the room that fits
Price every candidate for the same nights, dates, party size, cancellation terms and currency. Add any taxes or mandatory property charges shown at checkout, breakfast and other meals, airport transfers, local rides, parking, resort or beach-club fees, and excursions you expect to take. Request the total from the property or booking system before paying. A higher room rate can cover meals you would otherwise buy; an attractive room-only rate can require repeated rides and dinners elsewhere. Write down which items are confirmed inclusions and which are estimates.
Ask each property to confirm accepted occupancy, the number and type of beds, separate sleeping areas, child policies, crib or rollaway terms, accessible route details and any required deposit. Adults-only rules can rule out a property before price comparison. For a multi-room family or group, ask whether rooms connect and whether the request is guaranteed in writing. A suite name is not proof of a particular layout, and an image is not proof of a specific room assigned to your dates.
Meals and travel are linked. Make a short list of dinners you want away from the property and confirm how you will get back. If you choose a package plan, inspect the included meals, restaurant exclusions, reservation rules and applicable dates. If you choose room-only, check nearby food choices from the precise address, not from a map label for an entire town. Verify the final arrival transfer and the departure pickup separately, especially when a flight leaves from a different airport than your arrival.
One full day: two nights with arrival the day before
Arrival day: land the day before your full day, take the transfer you have confirmed, check in and keep dinner near the property. Day 1: stay close to your base in the morning, take a midday rest, and choose one local anchor for the afternoon or evening. In Tulum Centro, make town dining the anchor and arrange a separate beach visit only if that is the priority. In the beach zone, let the property and its immediate area set the day. In Playa del Carmen, plan a town-and-beach day; in Akumal, keep the day around the property and confirmed local plans. Departure day: leave the following morning with a confirmed ride to the correct airport. The arrival night plus the night after Day 1 equals two nights.
Two full days: three nights at one base
Arrival day: arrive before Day 1, check in, and confirm transport and meals for the next morning. Day 1: explore the immediate neighborhood or use the facilities included with your booking. Day 2: make one planned outing in a contrasting area, with a pickup and return arranged before you set out. Keep dinner close to the second night’s base rather than stacking another long transfer. Departure day: depart the morning after Day 2. Count the arrival night and the nights after both full days: three nights.
Three full days: four nights and one flexible day
Arrival day: arrive a day before the first full day and settle in. Day 1: learn the area around your base and choose an easy nearby meal. Day 2: take one wider outing, confirming access and both legs of transportation. Day 3: keep the day local, repeat a favorite place or leave it flexible for heat, weather or a slower meal. A Tulum beach stay can keep the final day at the property; a town or Playa stay can use it for local dining; an Akumal stay can reserve time for onsite facilities. Departure day: leave the morning after Day 3 for your confirmed airport. The arrival night plus the nights after Days 1, 2 and 3 make four nights.
Keep one base for a short trip unless a change of area is the point of the visit. A hotel move adds another checkout, luggage transfer and check-in to the same corridor travel you are already planning. If your flights arrive and depart through different airports, arrange both ground trips before finalizing the split. Current rates, meal plans, menus and transport arrangements can change; recheck the official property and responsible airport-operator pages for your dates.
