Tuscany is a region, not a compact city break. Florence, Siena, Lucca, Pisa and the Val d’Orcia make different kinds of bases: a high-speed rail hub, a hill town, a walled city, an airport-and-rail gateway, and a rural landscape spread among villages. Trains make several city-to-city pairings straightforward, but countryside stays usually need a car, a planned bus connection or a transfer. One hotel for the entire region can mean long cross-region days. Start with your arrival and departure points, then choose the fewest bases that fit your itinerary.
Choose a Tuscany base
- Florence: The strongest base for Renaissance sights, museums, dining and mainline rail connections. The historic core is compact enough to explore on foot, while Santa Maria Novella station places many hotels close to trains. The trade-offs are visitor density, central accommodation demand, cobbles and restricted vehicle access. Choose the station side for rail arrivals, the Duomo/Santa Croce area for central sightseeing, or Oltrarno for a south-bank stay; check the address because “central Florence” can still mean a walk with luggage.
- Siena: Choose Siena for its medieval center, Piazza del Campo, cathedral and a southern-Tuscany anchor. The center is hilly and largely pedestrianized, and the rail station sits below and outside the old center; a local bus, taxi or uphill route connects the two. Coaches may deliver closer to the core than trains, depending on service. Siena can anchor trips to San Gimignano, Chianti or Val d’Orcia only if you plan those road or bus journeys. With a car, check the ZTL and hotel parking directions before setting a navigation pin.
- Lucca: A compact walled city with a walkable historic core, a rail station just beyond the walls and regional train links toward Florence, Pisa and Viareggio. It works for a slower city stay and northwestern Tuscany. Hotels inside the walls make evening walks easy, but the last stretch from station or parking may be on foot over historic paving. Confirm whether the room is in the main hotel or an annex, and ask how luggage arrives if the address is in a limited-traffic area.
- Pisa: A practical first or last night for Pisa Airport, the Leaning Tower complex and rail connections. The station and airport are on different sides of town; PisaMover and current rail services can make transfers convenient, but the exact hotel determines the final walk. Pisa is less useful for a multi-day Florence or countryside itinerary than it may look on a map. Choose it when the airport, tower visit or an early/late connection is central to your schedule.
- Val d’Orcia and Pienza: Pick this rural base for the landscape and small-town rhythm: Pienza, San Quirico d’Orcia, Montalcino and Bagno Vignoni are separate stops, not one walkable town. The official destination portal says there are no regular rail connections to most Val d’Orcia towns; nearby stations include Siena, Buonconvento and Chiusi–Chianciano Terme. A car gives the most flexibility, but you still need to check village parking, restricted streets and the property’s approach road. A countryside agriturismo can be isolated after dark and may require a car for meals, so confirm dinner, check-in and taxi options in advance.

Availability, room inventory, parking and access change. Compare the same dates and room categories, total cost including local tax, breakfast, cancellation terms and distance from the actual station, garage or bus stop. Confirm the entrance, stairs, lift coverage and luggage arrangements directly with the property.
- Hotel Santa Maria Novella — Florence: Piazza Santa Maria Novella 1, facing the piazza and a short walk from the main station according to its operator. Its location suits travelers arriving by train who want to explore the historic center; a central address may be inside Florence’s ZTL if arriving by car. Ask the hotel for the approved approach and plate-registration procedure before driving. Official location and address · Map.
- Hotel Athena — Siena: Via P. Mascagni 55, near Porta San Marco. The operator says the hotel is within the walls but outside the ZTL, has private parking, and is about 6 km from the rail station. This shows how a car-friendly hotel can be inside Siena’s historic perimeter without being in its restricted zone; use the property’s specified garage route, not a generic address route. Official directions, address and parking details · Map.
- Hotel Ilaria — Lucca: Via del Fosso 26, within Lucca’s historic center and inside the walls. Its operator describes its central position and publishes arrival information; check how to reach the door from the station or parking, and whether a booked room is in the main building or a nearby annex. Official address and contact information · Operator arrival FAQ · Map.
- Hotel Bologna — Pisa: Via Giuseppe Mazzini 57. The operator places it in central Pisa about 500 m from the rail station, within walking reach of the main sights, and describes courtyard parking plus a permit process for access through restricted streets. Confirm the permit and route before arrival; do not assume a reservation alone registers the car. Official location, address and car information · Operator contact page · Map.
- Hotel Corsignano — Pienza, Val d’Orcia: Via della Madonnina 11, about 300 m from Piazza Pio II according to the operator. The hotel is about 300 m from Piazza Pio II, with road access for exploring the wider valley. Confirm parking, room access and whether you need a car for dinner or nearby villages. One, two or three days
- One day: Sleep in the city you most want to see or the place that simplifies your connection. Florence suits a concentrated museum-and-center visit; Pisa suits the tower and an airport or rail departure; Siena rewards a full day and evening; Lucca offers an easy-paced wall-and-center visit. Do not sleep in Pisa simply to “cover Tuscany” on a day trip. For a late landing or early departure, prioritize the actual station or airport route over a broad neighborhood label.
- Two days: Keep one base. Florence can fill two days without commuting elsewhere. Siena makes a focused stay with an optional excursion if transport aligns. Lucca pairs well with Pisa as a separate day, since regional rail connects them. A Val d’Orcia stay is better when both days are for the countryside; arrive with a car or prearranged transport and avoid trying to see several villages plus Siena in one rushed loop. If combining Florence and Siena, compare station locations and connection times before booking two one-night stays.
- Three days: Choose a city plus one rural or smaller-city base only if the change adds something distinct. For a three-night stay, spend two nights in Florence and one in Siena or Pienza; another option is to base in Lucca or Pisa and make one regional excursion. A rental car is often most useful after leaving a major city; picking it up before central Florence can mean paying for parking while avoiding ZTL gates. For three nights total, two bases may be enough. Count check-out, luggage storage, transfer and check-in time instead of treating a move as a sightseeing-free instant.
Rail, buses and arrival transfers
Trenitalia’s Toscana Regionale network links the principal rail towns. Florence–Pisa and Florence–Lucca run on regional corridors, while Siena is connected by rail through Empoli and its station lies below the historic center. Check current train times, planned works, ticket conditions and station names for your travel date. Regional trains are not a substitute for a car in every hill town: some rural places are not on a rail line, and the final connection can be an infrequent bus or taxi.
Autolinee Toscane is the regional bus operator for urban and extraurban routes. Its official route pages distinguish summer and winter timetables, and scheduled PDFs may not show every stop or a real-time disruption. Use the live journey planner for your date and stop, and verify the return before heading to a smaller town. Siena’s official visitor site points travelers to the operator’s current schedules. In the countryside, a bus may reach a village center but not an isolated agriturismo.
Florence Airport is connected to the city by Tramvia T2 and other services; Pisa Airport connects with Pisa Centrale via PisaMover. Check the Florence tram operator and PisaMover for current hours, service notices and tickets. An airport-near hotel may reduce an early-flight transfer, while a central hotel may simplify an evening arrival by rail. For a late landing or early departure, verify the first or last departure rather than relying on a daytime schedule.
Driving, ZTLs and luggage
Florence’s official visitor site describes a camera-controlled ZTL across much of the historic center, with schedules that vary by time of year. It advises drivers staying inside the zone to provide vehicle details to the hotel or garage so it can transmit them to municipal police. A luggage drop-off has specific rules, and a hotel booking by itself is not permission to enter. Confirm the exact gate, route, hours and registration process with the property and current municipal guidance before driving. For many visitors, parking outside the core and arriving by foot, taxi or tram is simpler.
Other Tuscan towns also have restricted historic streets, one-way lanes and limited parking; local rules are not identical. Siena’s official visitor guidance lists parking facilities near the restricted area, and some connect to the center with escalators. In Lucca, a hotel inside the walls may be reachable by car only through a particular route or permit. In Pisa, ask the property about its stated permit process. In Pienza and rural stays, map the final access road and parking before arrival. A navigation app can route you through a prohibited gate or a lane unsuitable for luggage; verify with the hotel, then follow posted signs.
Historic centers often mean stone paving, steps, slopes, pedestrian streets or a walk between station, parking and front desk. Ask where a taxi can stop, whether a porter or luggage trolley is available, whether the elevator serves every floor and whether an annex has a separate entrance. For mobility needs, request details about the complete route and exact room, not just the neighborhood or a general accessibility label.
Before you book
Check which station the hotel is near, not just which city it names; Siena and rural Val d’Orcia are notable cases where the final transfer matters. Confirm hotel opening dates, late check-in, breakfast hours, parking access, ZTL registration, luggage arrangements and room configuration. Compare the full cost of a car, fuel, tolls and parking against rail, bus and transfers. Recheck Trenitalia and Autolinee Toscane timetables, airport connections, road closures and municipal traffic notices shortly before departure.
